Buy to Let for a Limited Company / Portfolio Buy to Let 

Residential properties owned in an incorporated entity (Limited Company or LLP) and let on standard AST agreements.
What we look for:
Maximum LTV 75% (65% for new build flats).
Maximum total lending of £20m (£2m for non-professional landlords).
Must be let on an AST or equivalent and not occupied by the applicant or their immediate family.
Gross rental ICR of 125% at the prevailing product stress rate.
EPC of C, or a plan to get from E/D to C.
A first charge is required from the borrower over acceptable Buy to Let asset(s).
Valuation by one of YBS’s panel valuers.
Minimum property value £135,000.
Personal Guarantee from one or more director of the greater of £175k or 10%.
What we will not do:
Development lending.
Short term / bridging loans.
Commercial property with no apparent alternative use.
EPC rating below E.
Adverse corporate or individual credit history.
Anything which may cause a conflict of interest or reputational damage to the Society.
